Gainesville’s Innovation District has gained yet another coffee shop to serve the growing community of individuals who live, work and play in the region.


Commercial real estate firm Avison Young has confirmed that popular national coffee chain Dunkin’ is currently in the process of finalizing its lease in a retail space at The Continuum, located at 425 W University Avenue.


The coffee and baked goods chain, which will be the ninth Dunkin franchise to come to Gainesville, will be located on the first floor of The Continuum, a mixed-use building that features retail, restaurant and office space on the bottom floor, and a multifamily community with over 571 units on the top four floors. Dunkin’ will be taking the southeast corner space on the side of the building which faces W University Avenue, which will provide significant exposure to the restaurant since the road features a traffic count of over 28,000 trips per day.


Dunkin’s new location will highly benefit employees who work in the Innovation District, where over eighty companies currently have offices. Employees working at business incubator UF Innovate | The Hub will be able to take a short walk to grab coffee, which is located just 0.3 miles away.


Dunkin joins nine other coffee shops within one mile of the Innovation District, ranging from national chains like Starbucks to local favorites such as Karma Cream and Opus Coffee.

A grand opening date has not yet been set for the Innovation District Dunkin’ location.
